The ground rules for using this site and staying in the cabins we manage — written to be read.

Saga Haus manages short-term rentals for the people who own them, and hosts the guests who book them. These terms cover your use of sagahausrentals.com and your relationship with us on either side of that — as an owner or as a guest. If anything here is unclear, ask us before you sign or book. We would rather answer a question than argue about fine print.
Property owners. If you own a rental property and have engaged us to manage it or to build its design strategy, these terms are the general backdrop to that work. The management agreement or design services agreement you signed is the real contract, it sets the specifics, and it prevails over anything on this page that conflicts with it.
Guests. If you are booking or staying in a property we manage, the guest part of these terms applies to you, together with your booking confirmation and the property listing.
Everyone. The general sections at the end — site use, the chat assistant, liability, governing law — apply to anyone using this website. By using the site, you accept them.
Saga Haus is a boutique short-term rental management and design company based in Blue Ridge, GA. We manage cabins, chalets and lodges on behalf of their owners, and we build design strategies for owners elsewhere in the country. Full-service management is currently offered in Blue Ridge, GA and the surrounding North Georgia communities; design strategy is available nationwide. When you book directly through our booking site, your contract for that stay is with Saga Haus as manager of the property.
The photography, copy and design on this site belong to Saga Haus or are used with our owners' permission. You are welcome to browse, share links, and save pages for your trip planning or your research into managing a property. Please do not scrape the site, republish our photos or copy, or use our content to market another property or service without our written permission.
Nothing on this page replaces your signed agreement with us. Your management agreement or design services agreement defines the scope of work, what we charge, how and when we are paid, how revenue reaches you, the term, and how either of us can end it. Where these terms and that agreement differ, the signed agreement controls. This page exists so that anyone considering working with us can see the shape of the arrangement before they sign one.
Every management partnership we run includes intelligent pricing that adjusts your rates in real time, guest communication and guest experience around the clock, routine cleaning and property upkeep, listing management across Airbnb, Vrbo, Booking.com and other channels, monthly performance reporting, and restocking the essentials a property runs on. That is the high-level picture. The definitive scope for your property — what is included, what is extra, and what stays your responsibility — is the one written into your management agreement.
We place and operate your listings on channels we do not own. Airbnb, Vrbo, Booking.com and the rest set their own rules, fees, ranking systems, payout timing, guest cancellation policies and account requirements, and they change them when they like. We work within those rules and advocate for your property inside them, but we do not control them, and a channel's decision about a listing, a booking, a review or a payout is the channel's to make. Guest bookings made on a platform are governed by that platform's terms and the cancellation policy shown at its checkout.
Saga Haus sets nightly rates and pricing strategy using our pricing tools and market data, as set out in your management agreement, adjusting in real time as demand moves. That authority is the point of hiring us, and it is exercised in your interest: we earn a percentage of what your property earns, so a rate that leaves money on the table costs us too. Rates move up and down; a lower rate in a soft week is a pricing decision, not a failure of the service.
We manage remotely through a local team, and we engage local vendors — cleaners, handymen, maintenance and suppliers — to keep your property running and restocked. We choose them carefully and hold them to our standards, but they are independent businesses rather than our employees. Their costs are billed to you as set out in your management agreement.
The performance figures on this website — occupancy lifts, revenue increases, nightly rate comparisons, review scores — are historical results from Saga Haus properties and design projects, or general observations about the short-term rental market. Neither is a guarantee, projection, warranty or representation about what your property will do. Short-term rental performance depends on the market, the season, the property, the competition, the regulatory picture and plain luck, and no honest manager can promise a number. Nothing on this site or in our marketing should be read as a commitment to any particular level of occupancy, revenue, rate or rating.
The revenue projection we prepare before you hire us is a good-faith estimate built from market data and the details you give us about your property. It is an estimate and nothing more — not an offer, not a forecast you can bank on, and not a term of any agreement. If your property later earns less than the projection suggested, that is not a breach of these terms or of your agreement.
A design engagement delivers a strategy and a plan: market and competition analysis, a story-driven concept, listing copy, space plans, curated aesthetic choices and a shopping and install guide. Ownership of that work, how you may use it and on which property, and whether we may feature your property in our own portfolio and marketing, are set out in your design services agreement rather than on this page.
Installation is not included. We do not source, receive, assemble or install furnishings, and we do not supervise anyone who does. Most of our clients hire a local handyman to execute the plan. Fees are quoted per property and are not refundable once billed — not before the work starts, not part-way through it, and not after it is delivered — as set out in our Refund Policy.
You are responsible for your property being legally rentable and properly protected: permits, licences and registrations, HOA and community rules, zoning and occupancy limits, taxes on rental income and lodging, utilities and services in your name where required, and insurance appropriate to a short-term rental. You are also responsible for telling us promptly when any of that changes. We will flag what we notice and help where we can, but we do not obtain permits for you, file your taxes, or insure your property, and we are not liable for the consequences of a property that is not permitted to operate.
Either of us can end the engagement in the way your management agreement or design services agreement sets out. How much notice is required, what happens to bookings already on the calendar, how final amounts are settled and who holds the listings afterwards are all questions your agreement answers, not this page. What is certain either way: commission already taken from revenue your property has received, design fees already billed, and costs already incurred are not returned, and nothing is prorated or credited back to you on the way out. That holds whether you move to another manager, take the property back in hand, or sell it.
Management commission, design and strategy fees, and costs incurred on your property are non-refundable, and money we hold in advance against costs not yet incurred is settled under your agreement rather than refunded under this one. Stays are booked through our booking site at sagahaus.holidayfuture.com, where payment is taken at checkout and handled by that platform's payment processor. Saga Haus never stores your card number. Your booking confirmation, together with the property listing and these terms, is the agreement for your stay.
You must be at least 25 years old to book, and the person who books must be present for the entire stay. For direct bookings, a booking made for someone else, or handed off after check-in, may be cancelled without refund; a platform booking cancelled for this reason is handled under that platform's policies.
Booked on Airbnb or Vrbo? If you booked one of our properties on a third-party platform, that booking is contracted and paid on the platform, under its terms and the cancellation policy shown at checkout there. These terms cannot and do not override a platform's own guest terms — for a platform booking, the platform's rules govern the transaction, and our house rules below govern your conduct at the property.
We work hard to keep descriptions, photos and amenity lists accurate — but our cabins are real places, not showrooms. Furnishings get refreshed, décor evolves, and occasionally an amenity is replaced with an equivalent one. Minor variations of that kind are not a breach of these terms, and per our Refund Policy they are not grounds for a refund.
We ask a few things of every guest, and they protect the next guest, and the owner's home, as much as they protect your stay:
Normal wear and tear is part of hosting, and we never charge for it. Damage beyond normal wear is different: guests are responsible for it. For direct bookings, we may charge the payment method on file with our booking platform for the documented cost of repair or replacement; for bookings made on Airbnb or Vrbo, we will pursue documented damage through that platform's resolution process. If that ever happens, we will show you the documentation — photos, invoices, dates — not just a number.
We may refuse or cancel any booking, or end a stay in progress, that violates these terms — an unauthorized party, exceeded occupancy, an underage booker, smoking indoors. A direct booking cancelled for a violation is not refunded, per our Refund Policy; a platform booking cancelled for a violation is handled under that platform's own policies.
All bookings are non-refundable. The full position — weather, early departures, amenity outages, date changes, chargebacks — is set out in our Refund Policy, and it is worth two minutes of your time before you book.
The chat window on this site is an AI assistant. It is genuinely helpful, and it can also make mistakes. Its answers are not a contractual commitment from Saga Haus — your booking confirmation, the property listing, or your signed agreement is. If the assistant tells you something that matters to your plans or your property, confirm it with us directly.
This site links out — to the booking site, the guest and owner portal, listing platforms and others. Those sites have their own terms and privacy practices, and we are not responsible for their content or conduct.
To the fullest extent Georgia law allows, our total liability arising from your stay or your use of this site is limited to the amount you paid for the stay in question. For property owners, any limit on liability between us is whatever your management or design services agreement provides. We are not liable for indirect losses — a missed event, disrupted travel plans, lost bookings, lost income or lost profits — however they arise.
In plain words: if your breach of these terms causes a claim against us or against a property owner we manage for — an unauthorized event that damages a neighbor's property, say — you agree to cover the resulting costs and losses. Indemnities between Saga Haus and a property owner run the other way and are set out in your management or design services agreement, not here.
These terms are governed by the laws of the State of Georgia, and any dispute will be resolved in the courts of Fannin County, Georgia — the county our cabins call home.
We may update these terms from time to time. Changes take effect when posted here, and the date at the top tells you when that was. The terms in force when you booked apply to that booking; for owners, your signed agreement continues to govern regardless of what changes here.
